How fast can you close on a property?
Cash deals — 7 days. Subject-to or seller finance — 10 to 14 days. If a seller is pre-foreclosure with a ticking clock, I move faster. No bank loops, no 60-day waiting games.
What's the difference between Subject-To and Seller Finance?
Subject-To means you take over the seller's existing mortgage — the loan stays in their name, payments come from you. Seller Finance means the seller becomes the bank and carries a new note. Both let sellers walk fast without going through traditional buyers.
How do I get funded as an investor?
Submit the deal — purchase contract, scope of work, exit plan. I underwrite in 24 to 48 hours. Funded via EMD, transactional, or short-term gap capital. Points and interest paid at close. No upfront fees, ever.
Do you only operate in the Capital Region?
That's the primary footprint — Schenectady, Albany, Troy, Saratoga. I'll consider funding deals nationally for vetted operators in my network. If you're a known operator in the Sub2 or creative finance space, reach out regardless of state.
